- First steps
Always choose an agent who has a good standing in the community and who is very visible as well as active in your area. To begin the sales process, you will start with a property evaluation. The agent will review the features of your property and take photographs, list any additional information about the property and determine a fair market value for the property. The agent should then return as soon as possible, with a comprehensive valuation and marketing plan. You will then discuss the estimation and the exact marketing plan they will follow when selling property. At this point, you are able to discuss any concerns you may have. This is essentially part of your research when it comes to choosing an agent and/or agency to manage all the logistics entailed.
- Signing the mandate
Once you are happy with your marketing plan and commission proposal, you will need to give instructions to your agent through a signed mandate to begin marketing your property. Many people do not understand the necessity for a signed mandate. It is critical that you understand that no agent will run the risk of marketing your home at a considerable expense if there is a chance that you will suddenly award the sale to a competing agency. A mandate protects the agent in some way and also ensures that you get the level of service you require. Once the mandate has been signed, the property will be presented to all Leapfrog agents for their review to provide input into the marketing strategy of property sales in South Africa.
- Executing the marketing plan
Your Leapfrog agent will begin preparing the advertising materials for all available marketing channels and start the marketing process. It is absolutely critical that you play your part in this process by making sure your property is always neat and tidy. This way, you are more likely to get a buyer interested in a home that effectively sells itself.
- A firm offer is put on the table
Your agent will soon have a number of offers, giving you the luxury of choice. You are not required to accept any offer that does not meet your expectations. It is between you and your agent to determine whether you will be able to get more from the buyers or not. Once you are happy with the offer, you are required to accept the offer in writing as to create a contract of sale between you and the buyer. Assuming all goes well with the buyer's finance application, the process of selling your home is almost over and your house is then officially sold. What a pleasure!
