Formerly known as Nylstroom, Modimolle is a town located near the southern edge of the Waterberg Massif in Limpopo province, South Africa. It is a medium-sized town that primarily focusses on agriculture and farming (citrusgrapes and cattle) as well as wildlife and tourism. Modimolle is located approximately 135 kilometres (84 miles) north of Pretoria, South Africa's capital city.

The Waterberg Biosphere spreading north, a UNESCO designated Biosphere Reserve, spreads approximately 15,000 square kilometres (5,792 square miles). Waterberg is the first region in the northern part of South Africa to be named as a Biosphere Reserve by UNESCO. The extensive rock formation was shaped by hundreds of millions of years of riverine erosion to yield diverse bluff and butte landform.[2] The ecosystem can be characterised as a dry deciduous forest or Bushveld.

Reasons to invest in property in Modimolle

Modimolle: a small town with big opportunities

Currently, the biggest surrounding economic developments include the mine industry rapidly expanding into the north and north-west regions of Limpopo. Many people locate to Modimolle as a family basis for travelling to and from work, as other major towns and cities are too far. It has become a new trend for engineers and contractors to locate their families to Modimolle in order to make the gap between work and home closer.

The Waterberg area has various sub-areas to choose from, namely: Modimolle, Bela-Bela, Vaalwater and Alma: all form part of the warm and friendly Bushveld, offering the Waterberg biosphere and meander, 4X4 trails, hiking trails, wildlife sanctuaries, extreme sport attractions and golf estates right on its doorstep.

The most sought-after property types are 3 and 4-bedroom homes (preferably full-title) with an average asking price between R600 000 and R1.4 million.  For those in search of tranquillity, small holdings are available, with the asking price starting at around R1.3million.

Agricultural properties are well-developed to function at optimum level and make the most of the resources available to provide local work and crops of export quality, increasing the investment popularity of the Waterberg area. The current asking price for farms start at R2.7million.

This small town is not standing still and is leaving huge footprints in the development of the Limpopo province of South Africa.
