Moving to a gated community

Category Blog

There is no doubt that living within a gated community has become more popular worldwide, let alone in South Africa. There is a long list of good reasons for this preference among young and old alike, and as society evolves and develops, uncertainty is inarguably a key driver in this choice.

Against the conventional stand-alone house, community living holds many advantages, both for the developers of these projects and owners or occupiers. When building one house, you might as well be building forty or fifty at a time, saving on materials, design and overall costs. One, two or three designs can cover the complex, reworked in a kind of mix and match presentation, essentially reducing spending in areas such as plumbing and lighting as a result of bulk ordering and combined transport.

Key factors to consider when buying into a gated community

Location
Remember to suss out the convenience of the location. It's important to ensure your complex is fairly close to essential amenities and workplaces. Be aware of potential commute hassles and traffic levels in your area. Check out the crime statistics for the area as well. The price plays a strong role in how you are going to choose, so make sure the facilities a community of this nature is expected to provide, are in fact available in your choice of complex.

Security

Reducing the risk of crime or anti-social behaviour behind the monitored gates of a shared complex is definitely a big plus. People entering are vetted for authenticity and reasons for being there, and often their driver's licences or licence plates are photographed for reference. You can go away on vacation for a month and not have to worry about your house being broken into or your car being stolen. Gated communities usually employ 24-hour security guards, who not only control access but also patrol perimeters and fences. Speed bumps are often used to control driving speed, providing a safer and more family-friendly environment. Always check out the safety claims, chat to the neighbours and find out about crime levels, fire protection, and the quality of the security levels provided.

Facilities

Depending on the complex, many gated communities have useful facilities built into the area for the private use of residents. Golf course, cycling trails, laundromats, swimming pools, tennis courts, recreation centres, convenience shops, a medical care centre, play parks for children, ample parking space for visitors, etc.

Safety for children

A gated complex is a perfect place for children. Limited traffic, and limited speed of that traffic, plus efficient control of who enters the area, are factors crucial to youngsters' safety. Dedicated play areas are designed to keep them occupied and safe.

Property investment value

For reasons already mentioned a gated community complex offers real investment value. Units are sought-after - and while that may mean you pay more for a unit in a gated community than a non-gated property, it makes the long-term investment value that much greater. Gated communities generally have strict rules about the management and maintenance of homes, lawns, and yards - all of which helps to keep property values up, which is useful. There may be higher levies precisely because of this policy, but it is worth the extra to keep the grounds and the appearance of the complex well maintained, not to mention the advanced security measures and lifestyle benefits.

Costs and savings

If you purchase sectional title within a gated community, you become part of the body corporate, which consists of all the property owners within the community. The body corporate is responsible for administration and maintenance of the communal elements of the property, which may include security, gardens and swimming pools. This alleviates some of the burdens of homeownership because it means that the community as a whole contributes and works together to manage the upkeep concerns.

Rules and regulations

Collaborative ownership means that you will have to abide by majority decisions. Make sure before you buy that you are aware of the rules and regulations, and that you are ready and amenable to comply, including taking note of whether the community is pet-friendly or child-friendly, and what the policy is on noise levels.

Sense of Community

Gated communities foster a safe sense of community, often organising get-togethers, neighbourhood parties, and various social functions. It's easy to make friends and be active within the community. Residents can provide mutual support for each other, assisting those who may be sick or suffering from mobility issues, and other health problems.

Exclusivity and peace

Peace and quiet are valuable assets in any living area. Walking and cycling in a private neighbourhood feel pleasurable and safe. Gated communities are, by their very nature, exclusive, and there is a certain social status that comes with living in such a place.
